Pineflat offers fixed price portfolio property management services to investment landlords in London and other parts of the UK. With Pineflat landlords get regular income paid by BACS transfer on the 10th of each month together with a full narrative statement the same day by e-mail. What our landlords don't get is hassle, uncertainty and aggravation.

Why fixed prices?
The costs involved in managing investment properties is not dependent on the rent level so we believe that it is better to charge a fixed price per property (either £50 or £70 per month depending on the level of service required) plus a monthly portfolio and statement fee of £50 per client which covers the cost of detailed financial reporting What is portfolio property management?

We define a portfolio as more than one property. While we do occasionally deal with individual properties our service is designed primarily for investment landlords for whom high street agents cannot provide an adequate service.

How does it work?
Pineflat is an internet-based business originally set up in 1994 to provide investment out-performance to a group of property investors. From the outset we have striven to keep costs low and service levels high.

95% of communication with landlords, tenants and suppliers is by e-mail and we have an in-house maintenance operation which provides a triage service for all reactive maintenance.

What about letting?
We believe in multiple listing with other letting agencies to achieve the best rental levels while keeping voids to a minimum. We directly let about 70% of the properties we manage via and other portals with the remainder of lettings being handled by local and specialist letting and relocation agencies on a split commission basis. The total cost to clients of is usually capped at 10% of the passing rent.
